Discovery Call With the HecticrAt Team

Ideas, Concept and Preliminary Budgets

By bouncing around ideas, we'll help you sculpt your vision into something concrete. Without obligation, we'll help you understand the potential costs of your dream home design before giving a formal proposal (100% obligation-free).

Formal Proposal and Fee Estimate

If you engage us to support your project, we'll organise quotes from key consultants, including surveyors. At this step, we'll measure your existing house to see if additions and alterations are required.

Initial Design Development

We’ll draw the existing house, site, and surrounding buildings in 3D so you can picture your dream home with striking realism. By relying on rendering, sketching, and modelling, we help you visualise a space that’s functional and beautiful.

Research Planning Controls

We're well-versed in the intricacies of planning regulations, whether it's a Development Application (DA) to your local council or a Complying Development Application (CDC). We'll meticulously research and navigate these regulations to ensure a smooth and compliant approval process.

Initial Concept Design

This is where the magic happens. We'll craft an initial concept design that brings your ideas to life in 3D. You'll see the overall layout, the exterior design, and the first glimpse of the home about to become yours.

Design Presentation

We believe in the power of face-to-face interaction. We'll come to you, walk you through the design, explain our reasoning, and listen to your feedback. It's a collaborative experience where your vision is refined and perfected.

Feedback and Design Alterations

We’ll walk you through the design changes and explain how we plan to bring your vision to life. We value your feedback and encourage open communication through email, phone, or in-person meetings. Your input is invaluable as we continue to refine the design.

Final Design Presentation

We’ll iterate and refine the design until you are 100% satisfied with the overall planning and building form. It’s your dream home and we’ll take the time and care to ensure it perfectly aligns with your vision and aspirations.

Preliminary Cost Estimates (OPTIONAL)

If desired, we can use our network of trusted builders to provide a preliminary cost estimate. This will allow you to make informed decisions about your investment and ensure your project stays on track.

Approval Drawings and Reports

We'll prepare approval drawings and reports, such as shadow diagrams, Statements of Environmental Effects (SEE), photomontages, and main architectural plans. We'll also coordinate with other consultants, such as landscape designers and structural and hydraulic engineers

Lodge Applications (DA or CDC)

We'll lodge the DA or CDC applications on your behalf, so you don't need to invest time or energy navigating red tape. We manage the entire DA process by communicating with Council planners or neighbours to help move your project towards the next stage.

Final Design Updates

If the DA is approved, we’ll prepare a more detailed design and update drawings, such as kitchen, bathroom, joinery, electrical layouts, finishes schedules, and door and window schedules. We’ll also coordinate with engineers and private certifiers.

Send To Tender

Once detailed construction drawings are ready, we’ll send them to reputable builders for tender. This competitive process ensures you get the best value for your investment.

Ongoing Support

We collaborate closely during the construction phase to support selections and contract administration. We also regularly conduct site visits to check the quality of the builder’s work and to workshop details and issues that arise (they always do!) on site.
