When I first encountered this house, nestled within a heritage conservation area, it was a diamond in the rough—a neglected estate with immense potential. Despite its dilapidated state and mismatched additions over the years, I saw an opportunity to breathe new life into its storied walls.

Our design journey began with a deep respect for the house's history. We aimed to restore its original charm by meticulously repairing and reinstating period features in the front half. Meanwhile, at the rear, we demolished a cumbersome lean-to addition, replacing it with a modern, open-plan living space that seamlessly connects with the lush rear garden.

One of my favorite design elements is the arched glass door in the ground floor corridor, which serves as a graceful transition between old and new. Inside, the living room boasts a raked skillion roof that not only enhances its spaciousness but also floods the area with natural light—a feature that truly elevates the home.

Upstairs, we envisioned a retreat for the young couple and their growing family—a new addition comprising a master bedroom, ensuite, and balcony. This modern extension harmonizes effortlessly with the original tiled roof at the front, ensuring it blends respectfully into the neighborhood's historic fabric.

To complement the heritage aspects, we introduced contemporary materials and bespoke details throughout. Polished concrete floors, a sleek suspended staircase, and a custom-formed bathtub are just a few examples of how we infused a modern twist into the design while maintaining its timeless appeal.

Ultimately, our efforts paid off. The house not only meets the stringent heritage and planning guidelines set by the Council but also provides a bright, functional space for its occupants to thrive in. This project stands as a testament to collaboration—the visionary owners who saw potential where others saw decay, the skilled builders who brought our plans to fruition, and myself, as the architect privileged to interpret their dreams into reality

In conclusion, this project has been a labor of love—a journey of discovery and transformation that celebrates both the past and the future of this cherished home.

When we took on a full renovation of a dilapidated federation semi in Mosman, we were fortunate enough to have Demis of HecticRat Architects’s guidance every step of the way.

Demis was extremely generous with his time, responsive no matter how minor our query was and very easy to work with.  You can see how passionate he is about his work through his creative solutions which assisted us greatly when navigating a difficult planning process and turning our dream home into a reality.  

A standout for us was his attention to detail, which ensured our build was not only functional for our young family but also full of character.

We had regular meetings with Demis and our builders which put us very much at ease and supported us throughout the whole process from start to finish.  Safe to say we are absolutely thrilled with the result as his detailed approach allowed our project to be completed on time and within our budget.

It truly has been an absolute pleasure working with Demis and we really appreciate the time it took to design our beautiful ‘forever’ home.
